Self-employed and investor lending

Your financial picture may need a different lens.

Tax returns are not the only way to document strength. The right mortgage strategy depends on how you earn, what you are buying, and what the property needs to accomplish.

    Four ways to qualify

The loan should fit the way the money actually works.

These programs solve different problems. The goal is not to choose the most exotic option. It is to use the cleanest documentation that accurately supports the file.

    Self-employed

    Bank statement

Uses eligible business or personal deposits to document income when tax returns do not show the full strength of the business.

    Business owners

    Profit and loss

May use a prepared profit-and-loss statement instead of traditional tax-return income, depending on the program and file.

    Rental investors

    DSCR

Qualifies primarily from the subject property's rental income and payment, rather than the borrower's personal debt-to-income ratio.

    Asset-rich borrowers

    Asset depletion

Converts eligible liquid assets into a qualifying monthly income stream when employment income is limited or no longer the best measure.

    Before the rate quote

    Start with the structure.

    How is income documented?

Deposits, a profit-and-loss statement, tax returns, assets, or the property's rent can each tell a different financial story.

    What are you financing?

A primary home, long-term rental, short-term rental, or fix-and-flip project will not use the same underwriting rules.

    What matters after closing?

Cash reserves, entity ownership, future acquisitions, and the exit strategy should be considered before choosing a loan.

    A useful distinction

DSCR is about the property. Bank statements are about the borrower.

A rental may support its own financing through DSCR. A self-employed borrower buying a primary home may need deposits, a profit-and-loss statement, or assets to document income. Similar audience, very different underwriting.
